Can I afford this property?
It’s no secret that finding a foothold on the property ladder is an expensive business. But it’s more than just about the asking price. You’ll need to consider ongoing costs such as maintenance and utilities. So ask your vendors what their monthly energy costs are. Find out what the local council rates are. Commission a Builder’s Report to determine whether there are likely to be any imminent maintenance issues. Then put everything into the melting pot to work out whether you can afford the property.
Why is the seller selling?
This is always a good question to ask. Whether you’re buying for the first time, or have been through the house purchase process before. Your vendor may be upsizing, downsizing or relocating. But their reasons for selling may be valid to a future situation you find yourself in.
What next?
So, you’ve decided this is the property for you! But if you’re new to this, it helps to know what happens now. Ask your agent more about the next steps of the process. This will vary dependant on the sale method. But if the property is to be sold by advertised price, deadline sale or negotiation, ask when exactly your offer will be put in front of the owner. Discuss reasonable deadline timeframes with your agent and legal team and add these to your offer.
