This week we’re showcasing an exceptional featured property. If you’re looking for a Marlborough oasis in the centre of town, then we have just listed the perfect property.
Ideally located and superbly renovated, this three bedroom family home will be snapped up, and viewing is a must. It’s located in the much sought after Witherlea with excellent schooling and recreational amenities at your doorstep.
Marlborough master renovator and home stager, Pip Hally, has renovated this property. Some of you may recall a feature interview with Pip from a few months ago.
We decided to catch up with Pip again, to find out all about this fabulous featured property. We’ve also included a few before and after images so you can see the fantastic work that Pip does!
BM: Pip, how did you know this house was going to make a great renovation project?
PH: I can tell as soon as I see a house, whether it will renovate well or not. I look for the right location, good bones, whether I can remove walls and what the flow will be like, (i.e. how liveable the house will be) when the renovation is complete.
BM: How and why did you decide on the fabulous botanical theme that is a real feature in this property?
PH: The botanical theme came about as when I initially viewed the property half of the house had relatively new ‘moss green’ window joinery. This was in too good a condition to replace, but the green combined with the dirty lemon yellow and blue walls looked terrible. The green windows initially looked awful, but by embracing a botanical theme and using green to my advantage, I turned a negative into a positive.
BM: What ‘unseen’ aspects of the house renovation are important?
PH: With any full renovation there are always a lot of these. Buyers see the visual aspects. But, when I renovate I do it from top to bottom. So, insulation has been added; there is new electrical wiring and new plumbing. I also use quality fixtures that will last.
BM: How long has the renovation taken?
PH: This renovation took seven weeks and two days. It was a hard renovation in terms of coordination. I had to be very organised as it t fell over the Christmas period.
BM: Is there anything you’ve done on this renovation that you have never done before?
PH: Yes, each renovation brings something new. In this home, I took down a wall requiring three large trusses in the ceiling and added a gas fireplace. I also used a downdraft extractor in the kitchen instead of a traditional range hood. This means there is no range hood hanging from the ceiling, giving a wonderful open space feel. Finally, I added a stunning feature wall mural in the master bedroom. It’s nice to have new challenges and think outside the square.
BM: Where did you source the high-quality fittings and ‘smart’ features that you’ve included in this renovation?
PH: Everything is sourced from my suppliers in New Zealand. It is better for the buyer as warranties (should they be required) become complicated when something is purchased offshore. However, my linen comes from France and the items I use to stage my property are from New Zealand and around the world.
BM: What’s your favourite thing about the property now it has been renovated?
PH: I love a lot about this property. However, my favourite thing would be the open plan living, kitchen, dining area. It feels very calming. I think it is the use of green. It feels good for the soul.
BM: In your opinion what are the three top features that make this a stand out property?
PH: Firstly, it is renovated to a very high standard, has high-quality fittings & chattels, including the beautiful pastel green Smeg fridge. Secondly, it’s in an excellent location. Lastly, you get real bang for your buck – find me another property in Blenheim to this level for the same price!
BM: Do you feel a little bit sad that you have to sell this amazing property?
PH: Yes and no. Yes because I could live in every house I renovate and by the time I finish they are beautiful, functional spaces. No, because it makes me happy to sell the home to someone else that will love it too. Often when I purchase a house to renovate they are neglected and in poor condition, I give them new life so many more great memories will be shared in them. I renovate houses to homes!
